New regulations on tourist properties from Catalan government

The Generalitat, the Catalan government, has approved a decree-law to regulate tourist properties in municipalities that have more than five for every 100 inhabitants, or those that suffer from problems in accessible housing.

Sitges will be affected by this regulation, since it meets both criteria, although in practice it will mean few changes, because the municipality has its own ordinance from 2021, which is more restrictive: properties for tourist use cannot exceed 9% of total homes available. The Catalan government’s regulations sets the ceiling at 10 flats for every 100 inhabitants.

In Sitges there are 1,740 tourist homes, 9.02% of the total homes. Since 2017, the number has remained stable, and currently no more licences are being issued, because they are at their maximum.

Regarding the percentage per inhabitants, there are 5.6 flats for every 100 people, below the Catalan government’s restriction. However, the Sitges Town Council is studying the regulations, which establish a change: owners will have to renew their licence every five years; in the case of existing properties, they have a window of five years to apply for the new licence.
