Market price of some flats in Sitges is more than double the new rental index

The Official State Gazette (BOE) recently published the reference index for rental prices, which affect 140 municipalities throughout Catalonia, including Sitges and Sant Pere de Ribes.

The index was made public at the end of February, and can be consulted by entering the address of a specific flat on the website of Spain’s Ministry of Housing.

According to the new regulation, rent prices – for new contracts or renewing existing contracts – should not exceed the price of the last contract in force for the property in the last five years, after applying the annual update, which is 3% for 2024 (in 2023 the limit was 2%)

In theory landlords should not raise the price of their contracts already in force above 3%. Flats that have not been rented in the last five years will have to go on the market in accordance with the price determined by the index in the area.

Comparing some examples of rental prices on real estate portals in Sitges with the reference system, L’Eco found that some market prices are far above those set by the Ministry. The new measures have been received with different reactions from representatives of real estate agents and tenants.
